This Unit was built in 2010 in a factory and transported to the Dural site. It remained on site to this date as a display office. The unit was never lived in and is presented ready for delivery to the new site.
The surrounding decking and awning has been dismantled in order to make ready for transport and easily available for reinstatement if required.
This Unit comes with a gloss kitchen and quartz stone benchtop with a tiled splashback. Easily expandable by adding extra cabinets.
All internal plumbing and electrical is installed and certified.
An electrical sub-board is installed in the kitchen cabinet with protection safety breakers, the mains cable is under the unit and this will need to be extended to the point of connection.
Internally the unit comprises of Insulated walls and ceiling lined with 10mm gyprock throughout. Includes laminated flooring over 19mm T&G yellow tongue flooring.
This unit is not a cabin but built as you would a normally build as an on site residential dwelling. Walls are 90mm steel studs, roof rafters are 150mm steel channels as with the floor comprising of 150mm steel channels.
Quality Trend aluminium windows and doors fitted with reveals and architraves. Combination of double hung and sliding throughout. No shortage of natural lighting.
The above picture is the frame prior to cladding and transportation. Supporting wind loads and bracing information can be provided. The unit is made up of two full span long beams with connecting full span floor floor joists in between, designed , engineered and manufactured by Spantec. This method of construction clearly makes the unit adaptable for lifting and relocation without compromising the build to Australian standards. The unit is also fully termite proof and has a clear advantage over the standard timber framed builds.
Externally the unit is cladded with James Hardie AXON fibre cement panels which are fire resistant over approved sarking. Windows and doors are trimmed with H3 treated pine mouldings.

External Electrical comprises of external lighting under the eaves, external GPO and external power for water heater and air conditioning.
The bathroom is fully tiled to ceiling height, features a recessed shaving cabinet and closed coupled ceramic toilet suite. Floor tiles are porcelain 300 x 300. Shower screen with 4 function shower rose and rail.
The Unit weighs approx 5 tons and transport costs to sydney metro / Central Coast for pick up and delivery has been quoted at $6000 plus GST by McDonald Contracting.
Dry laid piers are $150.00 per pier to a maximum height of 450mm and you will require a min of 8 piers for the house not including the decking.
